Beware the Real Estate Charlatan By Mendy LipskerA lot of people want to be in the real estate business, but they are coming into the business with the wrong information. A lot of them are going out there offering properties that they can’t really deliver because they are not in touch with the owners or people controlling the properties. The offer ends up being a waste of time for not only the agent/broker, but for the other people involved.

If you’re going out there and offering something you can’t deliver, how does that make sense? It doesn’t help you make a living and it won’t make you rich. You need to make sure you deal with the right decision makers or the property will not sell. If you are talking to the right people, the sky’s the limit. If you are talking to the wrong people, everyone loses.

When I sell a property, and I’m not representing the property directly, I let the prospective buyers or investors know that. This way they have a choice. Do they want to pursue this and find out if it’s deliverable or not?

One of the beautiful things about real estate is that people can work together, but that can only happen if they are honest and transparent on everything. Wasting their own time, and other people’s time, doesn’t make sense for anybody. If you do that you are going to lose trust and end up in someone’s black book.

If someone brings me a property, I trust that they’re representing the property or the owners. I don’t ask them to prove it to me. But today, unfortunately, we really have to go the extra mile and make sure we are dealing with the correct person, the decision maker.

I really think that the industry has to take a strong look at agents/brokers offering properties without actually contacting and representing the sellers. We’ve got to deal with this issue because it’s becoming more and more problematic. It doesn’t mean you have to be in an exclusive deal, but you have to know the seller or the deal is not going to happen.

As a real estate agent, if you are going to present the property make sure you’re in touch with the actual property owners or representatives. The agent/broker will say, “My friend is a partner,” and then it turns out the friend is not a partner, but only knows the owner. We even had situations where we reached out to the owner, asking, “Are you really selling?” only to be told, “No, I’m not selling.”

If you are selling a property make sure you’re not wasting your own time or other people’s time because that’s just going to delay everybody’s opportunity to make money. I’m a direct person. It’s very simple. If you’re selling the property, make sure you’re the right person or don’t call me.

The lesson here? Check out the people you’re dealing with. If you don’t, you are not only wasting somebody else’s time, but you are wasting your own.
