So what does that mean? Basically, everyone in the business is waiting for opportunity, and when the opportunity is right in your face, hesitating to try to figure things out can be the difference between a successful deal and an unsuccessful one. We know already what the opportunity is, because we are looking for it, right? If we don’t know what we are looking for, how are we going to find it?
The second it comes in, you have to jump on it and say yes. When a property comes along, you don’t say, “Okay, let me talk to my partners,” or “I’ll let you know next week.” You say, “Here is the property and here is my deal. Are you interested? Send me a contract, and we will move forward.”
Why wait? If it’s a great deal and a great opportunity, other people looking for that opportunity will see the same thing you are seeing and it won’t be available anymore. When it comes to real estate, the short of it is: if you snooze, you lose.
The Man on the Roof
This reminds me of a very interesting anecdote that I’ve heard. There is a disastrous flood, and a man has been forced to the roof of his house by the rising waters. The man raises up his hands and eyes and says, “God, come and save me.” After a bit of time, a man in a rowboat comes by and offers to rescue him, but he’s afraid to jump and says, “No, thank you. God will save me.” He lets the boat go away.
Then, a surfer comes by and says, “Hey, hop on my surfboard. We can paddle to safety.” But the man is afraid of the flimsy board and says, “No, no, no, I’m waiting for God. God will come and save me.”
The water is rising higher and higher. The man is on the very tippy top of his roof. At that point, a chopper comes along and tries to rescue him, but, once again, he is afraid and says, “No, no, no. God will save me.”
Eventually, the water rises so high that the man loosens his grip on the roof and drowns. He goes up to heaven and meets God. He says to God, “I pleaded with you to save me and not let me die. How could you do this to me?”
God answered, “I sent you the rescue boat. I send you a surfer with a board. I send you a helicopter, and you refused all the help. What more did you want me to do?”
The moral of the story is you have to see the opportunity and jump on it when you see it. Some people think about the opportunity and decide they want more information. But they are not going to have more information. Once you have all the data and you know what you need, take the leap, and go and do it.
